【越乔】获悉，从2026年1月1日起，存量商业贷款利率下调，2025年5月LPR进行过一次调整，5年期以上LPR为3.5%，较上一期下降10个基点。
对选择以1月1日为重定价日的首套房贷客户来说，如执行的是LPR-30BP的贷款利率，那重定价日贷款利率调整为3.2%；如首套房执行的是LPR-45BP的贷款利率，那最新的房贷利率降至3.05%
另外，2026年1月1日起，存量住房公积金贷款利率下调，5年以上首套利率由2.85%降为2.6%、二套利率由3.325%降为3.075%，这次利率调整是央行2025年5月发布的政策落地，全国统一执行。
