
作为“千年大计”的国家战略工程,雄安新区不仅承载着疏解北京非首都功能、推动京津冀协同发展的历史使命,更是中国探索未来城市形态、引领全球城市创新的重要试验田。第五组团北片区成为非首都功能疏解的重要承载区和国际科技创新合作试验区。Aedas北京团队与华通设计顾问工程有限公司组成联合体,在起步区第五组团北部片区的大学城配套一期的竞赛中,凭借校城融合的创新设计方案脱颖而出,斩获第一名,为片区构建了创新生态圈。
The Xiong’an New Area development aims to ease Beijing’s non-capital functions, promote regional collaboration in the Beijing-Tianjin-Hebei area, and serve as a platform for urban innovation. Aedas, in joint venture with Walton Design & Consulting Engineering Company Limited, has delivered the Xiong’an University Town Project Phase 1, with an innovative design that seamlessly integrates universities and the city, creating a vibrant ecosystem.

Project Overview
作为雄安启动区第五组团大学城的核心节点,项目所在的东、西两纵地块分处四所高校之间,遵循上位规划“两带三廊”的空间骨架,整体构建由复合功能的公共建筑组群连接而成的南北轴商业主动线、东西轴慢行多维连接校园,有机串联城市空间并围合而成宜居社区,以 “校在城中、城在校间”的独特格局,打造校城融合的新典范。
The project is situated between four universities and serves as a core node of the University Town in Xiong’an’s Fifth District. Adopting the ‘two belts, three corridors’ spatial layout, the design features north-south commercial axis connecting public buildings and east-west pedestrian-friendly axis between campuses. It creates a livable community where the universities and city blend seamlessly, setting a new standard for university-city integration.

The development includes retail, offices, apartments, hotels, residences, and a transit hub, providing comprehensive services for students and the public. The design balances diverse functions, integrates with the surrounding environment, and reflects the unique character of the area, while fostering a dynamic and organised urban space.

面对如此规模庞大、业态复杂的项目,这不仅是一次城市空间的塑造,更是一场关于未来生活方式的探索。我们希望以蓝绿交织的生态空间为基底,做好四校一院的全方位配套服务,构建产学研协同创新的加速器,吸引高端科技企业与创新人才入驻,并通过丰富的文化活动和多元商业业态,打造活力开放的体验高地,创造宜居宜业城市空间,聚拢人气。”

设计统筹考量地块条件,基于交通、景观等多维度影响,秉承“校城融合”的理念,合理布局业态。西纵地块东南角紧邻地铁站,设计将大商业布局于公交换乘站所在地块主干道路口,沿临近大学校门人流集散路线延伸商街及商业节点,形成便捷的商业动线。办公、住宅、酒店及公寓空间则布局在靠近城市绿轴一侧,充分利用静谧的环境与优越的景观视野,营造动静相宜的生活氛围。东纵地块规划结构纵横交汇,南北两端以酒店及节点商业引领门户形象,中尺度商业紧邻公交场站布局,并通过商街串联住宅业态,形成精致生活的“文化艺术生活环”。九年一贯制学校与幼儿园临近地质大学布局,进一步强化校城融合的教育资源优势。
The design balances functionality and site conditions to integrate the universities and the city. In the west zone, retail spaces are placed near the metro station and transit hub for convenience, while offices, residences, and hotels are located near the green axis for a calm and scenic environment. In the east zone, commercial and residential areas are connected by retail streets, forming an art and culture circle, while schools are positioned near the universities to integrate and enhance educational resources.

团队基于业态分布,对东、西纵提出了不同的商业定位,以不同的设计概念打造各具特色的空间布局。
The design team developed different concepts for the east and west zones based on their functional layouts, creating unique and complementary spaces.
西纵:鲤跃龙门,活力云廊
West zone: A dynamic and vibrant hub inspired by leaping carp
西纵地块从雄安白洋淀“掘鲤之淀,盖节之渊”的历史记载中汲取灵感,以“鲤跃龙门,活力云廊”为设计概念,赋予大学城学子锦绣前程的美好寓意。地块东南侧的11号地紧邻规划地铁及公交换乘站,作为人流集散的重要节点,四座承载办公、酒店及公寓业态的塔楼对称布局、两两成组、错落围合,形如龙门,流线型购物中心则似两尾灵动的锦鲤跃动其间,形成独特的地标轮廓。
Drawing inspiration from the legend of carp leaping over the dragon gate—a traditional symbol of growth and success—the west zone reflects ambition and vitality. Four towers, designed for offices, hotels, and apartments, are symmetrically arranged near the metro and transit hub, forming a gateway-like structure that represents this theme. The streamlined shopping center, with its flowing curves, represents lively carp swimming beneath the ‘gateway’, creating a distinctive and meaningful urban landmark.

西纵商街以大小不一的小巧精致方形体量取代规整的沿街直线,并以中式传统建筑为蓝本,通过简洁的线条抽象凝练现代与古韵兼备的建筑形态。商街中设置了多个开放的空间节点,内街与外街绿带自然融合消弭了商业空间与公共空间的界限,以开放的姿态吸引人流自由穿行。商街广场直面校门,汇聚校园入口人流,通过收放有度的商业空间与校内环境有机互动,实现校园内外空间的自然流通,为师生与市民打造兼具文化魅力与商业活力的城市空间,以校城融合为核心理念,构筑大学城的活力引擎。
The commercial street replaces rigid, linear layouts with smaller, varied building shapes inspired by traditional Chinese architecture, blending modern and classical elements. Open spaces and green belts connect indoor and outdoor areas, encouraging natural pedestrian flow. A plaza at the campus entrance integrates university and commercial spaces, facilitating interaction between students, faculty, and the public.

The Innovation Center located on plot 7 combines flexible design and symmetrical layout to support collaboration between industry, academia, and research, while remaining adaptable to future urban development needs.

East zone: A welcoming and community-oriented environment
东纵地块以“游园艺坊·乐活街区”为概念,亲人的尺度中构建出怡人的街角广场和口袋公园,因地制宜组织空间,营造中西结合的场所体验,采用现代建筑语言演绎中国屋檐,赋予街区独特的文艺韵味。中段校园街角位置设置十字荟街友好的广场花园容纳外摆并汇聚人气。
The east zone focuses on creating a comfortable and community-centered atmosphere, featuring open plazas, pocket parks, and traditional Chinese eaves with a modern tint that adds character to the area. A garden plaza at the campus serves as a social hub, offering outdoor seating and green spaces that encourage interaction.

21号地酒店与商业整体设计,沿主街呈现稳重大气的形象,向北延展东纵街区界面则活力开放,形成鲜明的空间对比。居住区“咫尺繁华,书香学府”的设计理念,将商业活力与学术气息完美融合,为师生与市民提供兼具品质与温度的城市空间。
Hotels and commercial spaces on plot 21 feature a formal and elegant design along the main street, transitioning to a more open and dynamic layout toward the north. This zone seamlessly integrates vibrant commercial activity with the academic environment of nearby residential areas, offering a high-quality urban space for both the university community and local residents.

生态与交通:绿色宜居,便捷高效
Ecology and transportation
团队以绿色生态为基底,全面提升片区的可达性与连通性,为师生与市民营造出宜居、宜业、宜游的未来城市空间。设计秉持绿色低碳的理念,将城市绿廊与建筑空间无缝衔接,营造生态宜居的城市环境。并通过商业综合体与交通换乘一体化的设计,打造高效便捷的枢纽商业。地面则构建慢行系统,融入绿道与公园,为居民提供舒适宜人的步行空间。
The project focuses on green design and improving accessibility to create a livable, work-friendly, and recreational urban space for students and residents. It integrates green corridors with buildings to create an eco-friendly environment and combines commercial areas with transit hubs to enhance efficiency and convenience. At ground level, pedestrian-friendly paths, greenways, and parks provide comfortable walking spaces.
这是一个横跨多个地块的大尺度规划项目,我们希望通过建筑设计,打破地块与学校之间的界限,在空间的交融、肌理的呼应、人流的互动中,构建空间与功能的深度对话,塑造活力开放的校城融合新范本。这不仅是对雄安新区发展使命的回应,更是对未来城市生活的一次深刻探索与诠释。
This large-scale project spans multiple plots and aims to remove barriers between the campus and surrounding areas. Through integrated design and active pedestrian flow, we are creating a dynamic and open model for urban-campus integration. This project supports Xiong’an New Area’s development goals and explores new possibilities for future urban living.
