一、不盯着一家中介死磕,多跑几家才能找到好房源
很多人买房图省事,就认准一家中介,觉得 “跟着一个人问省心”,其实这样特别容易错过好房子。不同中介公司手里的房源不一样,有的中介专做老小区,有的擅长新楼盘,就连同一个中介公司的不同员工,掌握的信息也有差别 —— 比如有的中介知道房主急着卖,价格能谈;有的中介手里有 “独家房源”,别家根本没有。
我朋友去年买房,一开始就跟一个中介聊,看了十多套都不满意,后来听人劝多跑了两家,才发现有套户型、价格都合适的房子,之前那家中介根本没提过。所以买房别偷懒,多找几家中介,哪怕多打几个电话、多跑几趟路,也能多对比、多了解,说不定就能碰到合心意的房源。记住,货比三家的道理,在买房这件事上同样管用。

二、不贪便宜买 “问题房”,户型、地段比低价更重要
有些家庭买房总盯着 “低价”,觉得 “能省一点是一点”,可往往是贪小便宜吃大亏。特别是那些价格明显低于周边小区的房子,大概率藏着坑 —— 要么是户型奇葩,要么是地段太差,要么是有产权问题。
就说户型吧,我见过有的房子厨房比卫生间还小,有的卧室窗户朝过道,还有的户型像 “迷宫”,家具都没法正常摆放。这种奇葩户型,就算再便宜,住进去也闹心,而且装修时得定制特殊尺寸的家具,反而要多花不少钱。还有地段,要是房子在偏僻的郊区,周边没学校、没医院、没地铁,平时买菜都得跑老远,以后想转手都没人要。
所以买房别只看价格,先把户型、地段、朝向这三个 “硬指标” 卡严:户型要方正,最好是南北通透;地段至少要靠近公交站,周边有基础生活配套;朝向优先选朝南,采光好、住着舒服。这些都满足了,再谈价格,才不会买错房。
三、不轻易露 “底牌”,越着急越容易被 “宰”
好不容易看中一套房,千万别一脸 “非它不可” 的样子,不然中介和房主一准会拿捏你,想砍价都难。买卖房子就像拉锯战,谁先急谁就输了 —— 你越表现得想马上买,对方越不肯让步,甚至可能临时涨价。
正确的做法是:就算心里特别满意,表面也要装得 “犹豫”,比如跟中介说 “这套户型还行,但我还想看看别的,对比一下”,或者跟房主提 “小区配套不如隔壁,价格能不能再谈谈”。我邻居之前买房子,看中一套后没急着定,又去看了两套类似的,回来跟房主说 “另外两套价格更低,你要是能降 5 万,我就定下来”,最后真的以满意的价格成交了。记住,属于你的房子,晚几天买还是你的;但要是急着露底牌,很可能多花几万甚至十几万。

四、不早早交中介费,没拿到房产证坚决不掏钱
中介的服务没完成,千万不要提前交中介费!现在有些中介会催着你 “先交一部分定金锁定房源”,或者 “签合同的时候把中介费全交了”,你要是真交了,后面出问题想找他们,负责任的还好,不负责任的只会推脱,甚至甩脸子不管。
比如有的房子后期发现产权有问题,或者房主临时反悔不卖了,你想让中介帮忙协调,要是中介费已经交了,他们很可能就不积极了。正确的做法是:跟中介约定好,什么时候交中介费 —— 比如签完购房合同交一部分,拿到房产证、办完过户手续后再交剩下的。我同事之前买房,就跟中介白纸黑字写清楚 “过户完成、拿到房产证后付全款中介费”,中间因为房主拖延过户,中介一直积极协调,生怕拿不到钱。没拿到房产证之前,钱在自己手里才踏实。
五、不粗心签合同,照片、清单、学区都要查清楚
签购房合同前,一定要做三件事,少一件都可能出问题:
第一,再去房子里转一圈,用手机拍好照片和视频,特别是墙面、地面有没有裂缝,门窗有没有损坏,家电家具的新旧程度,都要拍清楚。万一后面交房时发现问题,这些照片视频就是证据,不怕房主和中介不认账。
第二,要是房子带家电家具,必须列一份详细清单,写清楚哪些东西房主能带走,哪些留下,甚至连家电的品牌、型号都要写明白。我之前有个朋友买二手房,没列清单,交房时房主把空调、洗衣机都拆走了,说 “这些是我的私人物品”,最后只能吃哑巴亏。
第三,要是买的是学区房,一定要查清楚学区名额有没有被占用。可以让房主出示户口本,看看他家孩子是不是已经读完小学或初中,也可以去教育局或者学校咨询。要是学区名额被占用了,你买了房也没法让孩子上学,等于买了个 “伪学区房”,白花冤枉钱。

六、不交房时不结清杂费,欠费接手等于白花钱
交房的时候,一定要让原房主把水、电、气、物业费、宽带费、电视费这些杂费全部结清,别想着 “反正没多少钱,我自己交也行”,有时候欠的钱可能比你想的多。
我邻居之前买二手房,交房时没查物业费,后来物业找上门,说原房主欠了两年物业费,加起来快一万块,要么他交,要么物业起诉原房主,可原房主早就联系不上了,最后只能自己掏钱交了。所以交房时,一定要让房主出示最近的水电气缴费单据,去物业查清楚有没有欠费,最好让房主当场把欠费结清,或者从购房款里扣一部分钱,等确认所有杂费都清了再给他。别接手一堆欠费,不然等于多花了冤枉钱。

七、不轻信销售的承诺,没写进合同都是 “空话”
不管是买新房还是二手房,销售说的话别全信,尤其是那些 “口头承诺”,没写进合同里的,全都是 “空话”,回头人家不认账,你一点办法都没有。
买新房时,销售可能会说 “我们小区会建双语幼儿园”“出门就是地铁口,明年就开通”“顶楼送超大露台”,你听着心动,可要是没写进购房合同,等交房时很可能变样 —— 幼儿园没影了,地铁开通时间一拖再拖,露台也比承诺的小一半。我表哥之前买新房,销售说小区绿化率能到 40%,结果交房时一看,草坪少得可怜,全是硬化路面,找销售理论,对方说 “当初只是初步规划,以实际为准”,最后只能自认倒霉。
买二手房时,中介也可能拍着胸脯保证 “这套房满五唯一,没个税”“房主急售,价格还能再降”,你要是信了,没在合同里确认,后续可能发现房子根本不满五唯一,得多交好几万税费,或者房主说 “从没说过降价”,中介把责任推得一干二净。所以不管对方说得多好听,只要是跟钱、跟房子相关的承诺,都要让他们写进合同里,白纸黑字才靠谱,别指望 “口头约定” 能作数。
八、新房要查五证齐全,二手房慎选法拍房
不管买新房还是二手房,这两件事一定要记牢,不然很容易踩大坑。
先说说新房,买之前必须查 “五证” 齐不齐全。“五证” 就是《国有土地使用证》《建设用地规划许可证》《建设工程规划许可证》《建筑工程施工许可证》《商品房预售许可证》,这五个证少一个都不行。要是开发商没拿到 “五证”,就敢卖房子,那这套房很可能是 “违规房”,你交了钱也办不了房产证,甚至可能因为手续不全,房子被查封。查 “五证” 也简单,要么让开发商出示原件,要么去当地住建局官网查,确认都有了再买,心里才踏实。
再说说二手房,尽量别碰法拍房。法拍房就是法院拍卖的房子,价格通常比市场价低不少,看着很划算,可里面的坑太多,普通家庭根本扛不住。比如有的法拍房有 “长期租约”,就算你买下来,租客也能住到租期结束,你没法立马入住;有的法拍房有产权纠纷,原房主不配合过户,或者房子里还住着老人,根本没法清场;还有的法拍房要补交大笔税费、欠费,算下来比买普通二手房还贵。我朋友之前贪便宜买了套法拍房,结果发现原房主欠了三年物业费,还得补交大笔土地出让金,最后花的钱比周边二手房还多,住进去还得跟原房主的亲戚扯皮,特别闹心。要是没专业人士帮忙,普通家庭别碰法拍房,免得赔了钱还惹一身麻烦。
买房不是小事,普通家庭花的是一辈子的积蓄,今明两年下手前,一定要把这 “7 不做” 和最后一条注意事项记在心里,多一分谨慎,少一分风险。毕竟买对一套房,能省心几十年;要是买错了,不仅住得闹心,还可能影响未来的生活。记住,买房没有 “完美答案”,但有 “避坑指南”,多花点时间了解,总比踩坑后悔强。
