继续昨天的话题。昨天我们用几组数据给大家展示了“哪种房子好砍价”？“哪种房子比挂牌价格还贵”？
给第一次看到此数据的朋友们再解释下，我们用了一个数据指标来衡量“好不好谈价”。我们称之为房东溢价系数。公式是：上月成交价/本月挂牌价。意思是成交价和挂牌价差了多少？数值越小说明差值大，谈价空间也大。反之亦然。
