本集团财务业绩转变的主要原因为：投资物业的公允价值亏损为6786.2万港元，相比去年投资物业的公允价值收益为2.59亿港元;及融资成本增加1588.4万港元，其主要由于去年下半年所借的其他借款相关的融资成本在本年高于去年。
